Epic work is
only possible
when you
have the
right people.
The kind of people who are good at what they do and know how to have fun in the process.

We always
take our
work seriously. But never ourselves.
We keep things light. We laugh hard. And we genuinely enjoy one another’s company. It’s our secret sauce. And when you work with us, we consider you part of the team. So prepare to roll up your sleeves and have some fun too.

The amenity race is real, but what if it`s the wrong game entirely?
Going bigger isn`t always the answer. The real wins come from building smarter, not more. Our latest blog breaks down what leading communities are doing differently:
1️⃣ Start small, build momentum, layer in marquee features
2️⃣ Design for actual use, not just unit count
3️⃣ Choose amenities that generate revenue (think co-working, gardens, and wellness)
4️⃣ Partner with nearby businesses instead of competing

"Design is made for everyone" means creating opportunities for all ages and abilities to connect with nature and community through play.
River Park includes sensory-rich play zones that engage sight, touch, and sound, perfect for kids with mobility devices or sensory sensitivities. Set alongside the Blue River Trail, the park is a local tribute to the Blue River ecology and defines inclusive play for everyone. Accessible paths meander through immersive nature-themed play areas where carved trout, forest animals, and climbing features tell the story of water’s journey from mountain peak to river valley.
Designed within an affordable housing neighborhood, this project delivers high-quality, accessible play experiences in a location where community access matters most. Swipe through to see this park`s features and monuments!
Team bonding, design inspiration, and development insights, our Payne Pals never miss an opportunity to learn and build team chemistry. DTJers from our Architecture Studio set out to learn more about the rapidly developing area of Denver`s @RiNoArtDistrict. From the timber-framed T3 (Timber, Transit, and Technology) building to the interesting biophilic design of the One River North luxury residential apartments, the day was full of great vibes. 🙌
Check out the fun they had, topped off by eating lunch at a local gem in RiNo. 🤤 @odie.bs
In a market where every detail matters, amenities are doing more than ever. Buyers are drawn to places that create livability and experiences, not just aesthetics. And the most successful developments deliver on that promise.
If you missed our webinar, Sell the Lifestyle, Not the Lot, it`s now available on-demand! Hosted by Chris Moore, Brian Ryckman, and Seth Hart, learn how developers can rethink amenity design to develop spaces that foster connection, well-being, and a deep sense of community—helping your communities stand out and stay competitive.

Creative site elements and custom lighting enhance safety and ambiance, transforming into a vibrant, walkable space that connects residents to downtown. 🚶♀️🌿

👷♀️🔨 There`s nothing like getting our hands dirty for a good cause! Our DTJers rolled up their sleeves and joined @habitatdenver at their newly opened modular factory in Boulder. We split into teams, jumped into the assembly line, and began framing floors, installing window trim, painting interior walls, and more. These homes will soon be installed in a Boulder community, and we’re proud to be a small part of building something bigger. Swipe to see the fun we had!
Happy National Trails Day! Today, we celebrate the art of creating spaces that guide people through nature and foster community connections. Trails do more than link places, they connect people to outdoor wellness and to one another.
🚶♂️ Anthem Community Park is an overall park master plan, which includes trails, nature play areas, and sustainable features that create a habitat for wildlife and improve water quality.
🌳 BackCountry is a 600-acre community that preserves over 130 acres of open space. It is centered around trails, parks, and overlooks within a master plan that features three distinct neighborhoods, each with its own unique character.
🚴 The Daybreak Open Space Flow Trails are the first phase of The Spoke Bike Park. This exciting amenity stretches half a mile long, features a community-wide bike trail system, and connects to over 50 miles of trails, including a bike highway.
Here’s to designing paths that inspire every step.
