Housing that is attainable to those that earn from 60% to 120% of Area Median Income (AMI) is a significant issue in most communities in the United States, and is particularly acute in communities that have a high cost of living. The Northpoint on Jarvis Creek development will serve the needs of employees in Hilton Head Island. The long, narrow site and limited access points influenced the site design to create street-oriented architecture along parking streets and open space features framed by the buildings in the plan. A series of community gathering nodes are spaced at regular intervals in the plan, connected by open space and trails.
