DTJ’s comprehensive planning and design work—spanning master planning, architecture, and landscape architecture—establishes the framework for a highly connected, multi-modal community where streets, trails, and open spaces work together as a seamless system.

At the heart of Daybreak’s innovation is a Low Impact Development approach that transforms stormwater infrastructure into celebrated community amenities. Landscaped bioswale corridors, wetland walkways, and permeable surfaces manage 100% of stormwater on-site while creating rich green corridors that invite residents outdoors. A secondary water collection and distribution system irrigates 80% of parks and open spaces at just 2.25 AF/A, preserving and replenishing the local aquifer, which is nearly half the water required for standard agricultural irrigation.

The community’s design is anchored by the ‘5-minute rule’: schools, amenities, parks, and light rail are all within walking and cycling distance of every home. Residents are welcomed by a stone plinth at the community entry, and from there, a necklace of experiences unfolds—bike highways, soft-surface running trails, skateboarding zones, wetland walks, and world-class mountain bike terrain woven directly into the residential fabric.

Open Space + Amenity Framework Plan

The Open Space and Amenity Framework Plan channels street runoff into landscaped bioswale corridors that control stormwater, filter pollutants, and expand into recreational greenways wherever space allows. Wetland areas are threaded with accessible pathways and bridges, while native grasses and drought-tolerant plantings replace traditional turf throughout. The open space flow trails mark the first phase of The Spoke, spanning a half mile of The Loop, a community-wide trail network connecting over 50 miles of trails, and uniquely doubling as a designated stormwater drainage corridor.

Entry + Streetscape

The entry transforms Lake Avenue into a welcoming gateway anchored by a regionally sourced Utah sandstone plinth. DTJ led master planning, landscape architecture, and branding for the entry sequence, where median bioswales soften the boulevard with native plantings while managing runoff, while connecting pedestrians and cyclists directly to The Loop bicycle highway and the broader trail network.
